This is quite a unique multi-faceted business that oozes character and functions not unlike a small village. The Manor House has its own campsite, two swimming pools, petanca courts, function rooms, restaurant with fully equipped kitchen, a bar, storage outhouses, apartments and a beauty salon.
There are currently 8 mobile homes on site each paying a 3,000€ annual fee. Without too much trouble another 12 pitches could be immediately added. If the land were tidied there would be room for 50 to 100 campervans that only require water and waste facilities. Thousands of campervans flood into Spain between October and April every year and are prepared to pay 10€ per night for safe parking.
There are two apartments and a hairdresser/beauty shop currently occupied and yielding rents totalling 800€ per month. There is enough room to add 8 or more en-suite bedrooms that could be run as a bed and breakfast.
The petanca courts draw people from wide and far and the function room in the manor house could be a focal point for a pool and darts clubs, at the moment it is used for small shows, auctions and bingo. The Manor house could easily become the social centre of the surrounding 100 square kilometres.
Cycling is a very big pastime in Spain and this region is very popular with cycling enthusiasts. A reasonably priced bed-and-breakfast or hostel style accommodation could give the area an excellent tourism boost. The infrastructure is there already, some renovation and decoration could transform this business.
This interesting and exciting project has tons of potential. The buyer could make some investment and turn it into something really worthwhile. For example, the electricity could do with some upgrading, the land tidied, and there are lots of outbuildings that could be renovated. There is also plenty of space for expanding the campsite. An adjacent plot of land could be purchased from a bank who have repossessed it for reasonably small money.
The Manor House is situated 3.5 km outside the small town of Pinoso, in a large wine growing region of the Alicante province beside the Murcia border. Pinoso is in a bustling town with bars, restaurants, supermarkets, medical centre and some historical buildings.
The advertised selling price is the final price, not open to negotiation and is subject to IVA or transfer tax.
The potential of this project is limitless.
In order to open and run a new business in Spain it is OBLIGATORY to have an opening licence in your (or your company) name. With most municipalities in Spain (including Torrevieja), it is not permitted to open a business without having an opening licence in place, however, because of the backlog in Orihuela Costa it is possible to open once renovation work has been completed and an opening licence application has been made to the town hall, so if you want to open a shop or café-bar and you have done all this you could open the next day.
It then takes at least one month for the town hall inspectors to inspect that all work has been completed according to regulations and the plans submitted. Other types of businesses/uses must comply with a whole range of varying regulations, a café-bar is totally different to a pub, an engineer is essential.
Before signing any contract or paying any deposit it is highly advisable that you employ the services of a qualified engineer or architect. For a small fee of 150€, an engineer will check that the property or properties you are interested in, are fit for purpose. The engineer will advise you what work and paperwork you will need, to obtain an opening licence. If all that is needed to obtain an opening licence (rarely) is to change the name, then the cost will be 350€. Normally an electrical project and opening licence project will cost about 1,600€ however most engineers will deduct the original 150€ from this price. Payments are subject to 21% IVA (reclaimable).
We are happy to give you the contact details of an English speaking, well experienced engineer who has specialised in dealing with the town halls in this area (Orihuela Costa, Torrevieja, Torre and Pilar del la Horadada)
