The purchase of homes in Spain increased by 13.6% in 2016, the highest increase since 2007

Last year, 403,866 houses were sold and 81% were resales.

The recovery of the housing market is consolidated. In 2016 the sale of houses soared 13.6%. The year ends with the highest year-on-year increase recorded by the National Statistical Institute (INE) since it began to produce this statistic in 2007, an exercise in which 775,300 houses were sold and marked the beginning of a period of eight Years in negative for the Spanish real estate market.

By absolute number of sales, 403,866 operations were closed in one year. It is still behind the pre-explosion levels of the real estate bubble, but it is the largest volume of homes sold since 2010 (439,591), according to the INE.

The housing indicator adds three consecutive years in positive, since 2015 closed with an increase of 11.5% and in 2014 the increase was 2%. The previous year (2013), the sale fell 1.9%, although the worst years for housing transactions were 2009 and 2008, in which operations plunged by 25.1% and 28.8%, respectively.

The second-hand market has been the driving force behind this growth, although in order to prepare its statistics, INE considers that new unsold two-year-old homes are also second-hand. In addition, the new building sold by the banks is also being used. Thus, taking into account this nuance, used floor operations have soared 17.8%, to 328,248 transactions, its highest figure since 2007.

2017 will bring more new home sales.

The new home (75,618 units) has fallen by 1.7%. Even so, 2016 will be a point in this trend, since it has been the exercise in which new promotions have been launched so that in 2017 statistics will begin to show an increase in the purchase of new flats.
